The Role:
M&G Real Estate is the property investment arm of M&G Plc. We are one of the world's largest property investors with over £34bn of assets across all the major sectors in the UK, Europe and Asia. Drawing on more than 150 years of investment experience, we actively manage our assets to maximise returns and generate a strong income stream for investors. M&G Real Estate sits in the Private and Alternative Assets Team and forms a central part of the growth plans for this area of the business.

In this role, you will be expected to provide investment analysis in support of buying, selling and holding large complex real estate assets for our internal and external capital pools working as a key member of the Deal Team to deploy capital across the UK.

You will also work closely with the Capital Solutions team in appraising the delivery of Joint Venture opportunities between internal and external capital and the acquisition of assets for third party segregated mandates across the UK and Continental Europe.

You'll also be responsible for sourcing and presenting investment propositions to internal and external clients to assist with the growth of funds under management.

Key Responsibilities for this role:
  • To work collaboratively with colleagues and take personal accountability to maintain and enhance controls you are responsible for to support improvement of the overall control environment, customers outcomes and a reduction in M&G's operational risk.
  • Supporting investment professionals in the appraisal of real estate and to creatively seek out both conventional and innovative new investment opportunities.
  • Prepare cashflows to use for the initial acquisition Investment Paper and future analysis during the asset hold period.
  • Critically review externally provided cashflows and extract the relevant information to populate our own appraisal models.
  • Assist in the preparation of Investment Papers and be part of the Deal Team presenting the analysis to the investment committees.
  • Take an active role in client-facing meetings where applicable
  • Interact with the Property Research Team to ensure consistency in the use of forward-looking assumptions and forecasts
  • Develop and maintain business and market contacts, leveraging relationships to support the deployment of capital.
  • Support the 'Deal Owner' on major complex transactions, working with the relevant sector team specialists, Transaction Managers and other stakeholders.
  • Attend 'Take on Meetings' with the 'Deal Owner' and ensure financial modelling reflects findings through the due diligence process.
  • Share relevant research material received from the property market with PRT and where appropriate extend invitations to presentations and seminars to PRT colleagues.
  • Sharing market information within M&G Real Estate to ensure all Client Funds benefit.
  • To understand and demonstrate positive behaviours in line with our Attributes and Expectations.
  • To understand the Health and Safety responsibilities appropriate for your role and ensure that they are undertaken in accordance with the relevant Company policies, procedures and guidelines. This includes responsibilities relating to your own H&S and others affected by your actions. Any concerns relating to H&S risks must be escalated to your line Manager and the Company's H&S Manager.
  • To understand the Company's Sustainability vision and apply the Sustainability Strategy as appropriate. Ensure consideration of ESG risks and opportunities as part of investment activities.
  • Fulfil regulatory requirements, including timely completion of all regulatory training and declarations.

Key Knowledge, Skills & Experience:
  • Strong analytical skills including Excel cashflow modelling.
  • A desire to work with Real Estate assets
  • Well proven interpersonal skills with the ability to communicate at all levels both internally and externally.
  • Ability to present investment propositions to internal and external clients and at Investment Committees
  • A good eye for detail and report accuracy
  • Superior project management skills
