The Role:
M&G Real Estate is a global real estate investor with £33.5bn assets under management ("AUM") and part of M&G plc with £323bn AUM. M&G has invested £6.1bn globally into the living sector equating to over 30,000 beds. This includes a dedicated UK Living Fund with investments of over £1.4bn in build to rent ("BTR"), single family housing ("SFH") and senior living; a UK affordable housing Fund with commitments of c.£300m; European Living investments of c.€850m and investments into purpose built student accommodation ("PBSA") of over £750m.

We are looking for a highly personable, strategic and motivated individual to join a dynamic, well-respected and expanding team as an Investment Manager in the residential team.

The role will include originating, underwriting and executing transactions in line with Fund strategy, reporting to the Deputy Fund Manager of the Residential Fund while also working closely with the Fund Managers, Asset Managers, wider internal business colleagues and external stakeholders to deliver the Fund's objectives.

The individual should be an experienced real estate professional with a deep understanding of the living sector, strong financial acumen and a proven track record. They should be comfortable working in an entrepreneurial environment where team collaboration and a hard-working attitude are paramount.

The available position is for a fixed term contract ("FTC") of 12 months as cover for parental leave in the team. The position has the potential to change into a permanent role, subject to the performance of the individual and ongoing business requirements.

Key Work Level Accountabilities:
Manager or Expert:
  • For people managers, accountable for managing and motivating others to ensure quality of delivery to customers and stakeholders
  • For technical specialists, accountable for delivering expert advice or service, using specialist knowledge and subject matter expertise

Key Responsibilities for this role:

Asset Origination & Deal Delivery
  • Support on the acquisition of standing investments, corporate acquisitions and forward fundings of Residential transactions. Strong technical skillset regarding structuring and execution.
  • Take on the 'deal owner' accountabilities for purchases and sales working with internal and external stakeholders and advisors to complete due diligence required to undertake the transactions.
  • Prepare the papers and present investment opportunities to the Investment Committee (working with the transaction team and Fund Manager).
  • Personable demeanour with the ability to form deep relationships with the investment market across the spectrum of agents, investors and developers.
  • Ability to transact across the sub-sectors of Residential including BTR, SFH, PBSA, senior living and Affordable Housing.
  • Excellent analytical and quantative skills.
  • Good understanding of the legal aspects involved in residential asset management, development and investment.
  • Good understanding of the development and construction aspects of real estate with the ability to, working in conjunction with internal building surveyor colleagues, agree development fundings and provide ongoing oversight during construction.

Investment Management
  • Provide oversight and assistance to asset management colleagues to ensure ongoing performance of investment portfolio in line with the business plan, identifying and executing opportunities to enhance asset performance.
  • Provide assistance to fund management colleagues with financial and reporting requirements as well as providing input and ideas into fund strategy.
  • Liaise with the Fund valuers on a quarterly and ad hoc basis as required.
  • Engage with internal and external stakeholders in an oversight capacity to ensure the successful delivery of ongoing developments, with a particular focus on the financial and legal aspects of the development activities.
  • Appraising, evaluating and approving the Asset Manager's proposals for enhancing asset performance whether through the Asset Plan or individual Asset Initiatives.

General Requirements and Responsibilities

  • Comply with health and safety responsibilities appropriate for the role and ensure that they are undertaken in accordance with the relevant company policies, procedures and guidelines.

  • Fulfil regulatory requirements, including timely completion of all regulatory training and declarations.

Key Knowledge, Skills & Experience:
  • Post qualification experience in Residential investment, in at least one of the sub sectors of BTR, PBSA, SFH, senior living or affordable housing and a strong desire to gain experience in the other sub sectors.
  • Preference for specific transactional experience.
  • Professional experience emanating from either property management, agency, valuation, development or client side roles.
  • MS Office suite experience, with emphasis on Excel-based financial modelling as well as strong proficiency in PowerPoint / Word to compile investment reports and general analysis.
  • Solid grounding of contacts and relationships in the Residential sector.
  • Excellent Residential valuation knowledge.
  • High level competence for the activities required for successful real estate investment including: technical property competence, underwriting analysis, due diligence, property valuation, investment memos, leading on negotiations and strategic recommendations.
  • Strong numerical and quantitative skills.
  • Leadership capabilities and team-oriented.
  • Excellent written, verbal and interpersonal communication skills.
  • Strong attention to detail.
  • Integrity and professionalism are of paramount importance.
