As a future Asset Manager you will report to the Head of Asset Management UK or a Senior Asset Manager and you will be part of AXA IM Real Estate, Asset Management & Development.

The Asset Manager Associate will be part of the 15-person UK Asset Management team and will be responsible for the management and value creating of a diverse, UK wide office portfolio.

Responsibilities:

The Asset Manager Associate is responsible for implementing business plans and delivering best value initiatives for their portfolio, which includes:
  • Define asset strategies and create annual business plans with corresponding financial models (DCF) ensuring consistency with investors' strategy
  • Regularly interact and present to key stakeholders, including Fund Managers and Investment Committee
  • Create and implement successful business plans through proactive asset management initiatives and managing third-party consultants
  • Drive rental growth through effective marketing campaigns, leasing strategy and negotiations.
  • Oversee the successful delivery of Capex projects, refurbishment, or development programs, working closely with internal and/or external advisors
  • Implement asset level ESG action plans and identify new opportunities to enhance ESG related performance
  • Manage and liaise with property managers to achieve asset level KPI's, ensure adherence to best management practices and work closely to resolve any disputes
  • Prepare, monitor drive value across asset budgets including revenues, capex and opex, with the property managers or asset operators
  • Monitor external valuations
  • Monitor asset KPI's and provide performance metrics for investor reporting
  • Prepare, manage and complete asset disposals, including valuations, data room aggregation and RFP processes
  • Support investment underwritings led by the Acquisitions teams and the on-board new assets

Education/Qualifications
  • Educated degree in business or real estate
  • RICS accreditation would be a plus

Experience
  • Relevant experience of AM office assets
  • Proven track record in real estate and experience in an asset & investment manager / property company / letting or investment agent / professional advisory firm in the real estate industry
  • Good knowledge of local real estate market
  • Good understanding of legislations and financial techniques related to real estate investments
